Concrete Sidewalk & Curb Repair
Sunken sidewalk panels, broken curb, worn ADA ramps and dumpster pads. Duke Seiler has spent 26 years in concrete and site work.

The schedule is in writing. The crew is ours.
We maintain commercial and industrial sites of an acre or more across the Charlotte region and northern South Carolina. Mowing, trimming, edging, beds and pruning, plus the open acreage and road frontage behind the building, all on a visit schedule you have in writing before the first visit.
The site visit and written estimate are free.
A P1 maintenance program is a written list of what our crew does on your site and how often. It covers the work you see from the front door and the work nobody sees until it's overgrown. You know what's included before we sign, and you know when we're coming.

Turf mowed on the schedule in your program, with string trimming around signs, light poles, fence posts and building edges.
Clean edges on sidewalks, parking islands and curb lines, and clippings blown off the pavement before the crew leaves.
Entrance beds and parking-island plantings weeded, mulched and pruned, so sightlines at drive entrances stay open.
Aeration and overseeding in the fall, and seed or sod on bare spots, thin areas and construction scars.
Detention-basin banks, back acreage, fence lines and road frontage, mowed with equipment sized for open ground.
Spring and fall cleanups, bed refreshes and debris pickup after storms, scheduled into the year rather than left until someone complains.
Most clients start with grounds maintenance. Once our crew knows the site, the rest is easy to add: the cracked curb, the faded stop bars, the pond outlet that keeps clogging. A mowing contractor would hand those to someone else. Each one gets its own written price, and nothing starts until you approve it.

Asphalt patching, sealcoating, line striping and pressure washing for lots, fire lanes and dock aprons.

Bank mowing, outlet and riser clearing, and woody-growth removal. We do the maintenance your inspection report calls for, and work with your engineer.

Ponding in the lot, silted swales, blocked culverts and washouts along the drive. We find where the water goes and fix the path.

Hazard limbs, storm-downed trees, overgrown buffers and fence lines, cleared and then kept on your maintenance schedule so they don't grow back.

Plowing and treating walks, lots and docks for our grounds clients, set up before the season starts.
P1 is a new company. The people running it are not new to this work. Here's what that means on your site.
P1's own crews and equipment do nearly all of our work. The crew that mows your site already knows it when the curb, the lot or the pond outlet needs attention.
Mike Dickerman runs operations and manages client accounts. You have his name and number, and he knows your site.
Duke Seiler has 26 years in site development, land clearing, site work and concrete. When a washout or a failed curb needs more than a mower, that experience is already on the team.
That's all we do. Our crews and equipment are set up for plants, warehouses, offices and campuses.
Our clients are the people responsible for a site: facility and plant managers, commercial property managers, and the developers and general contractors who hand a finished site over to them.
Plant frontage, perimeter fence lines, retention ponds and the open acreage around the building. Visits timed around shift changes.
Truck courts, dock aprons, trailer-lot islands and the long road frontage that makes up most of a distribution site.
Perimeter buffers, sightlines along security fencing, stormwater basins and crews that work within your site's access rules.
Data center groundsOffice, retail and medical sites, with the written schedule a property manager can show the owner and tenants.
Commercial site programsFinal grading, stabilization seeding and punch-list concrete at the end of a job, then the maintenance contract once the building turns over.

P1 maintains the grounds at commercial and industrial sites: mowing, trimming, edging, beds, pruning, seeding and open-acreage mowing, on a written visit schedule. Our own crews also handle the work outside the building that grounds clients add over time: concrete sidewalk and curb repair, parking lot maintenance, stormwater pond maintenance, drainage, trees, land clearing, and snow and ice.
